Dear Residents,

The cleaning of dryer vents is an essential responsibility of all homeowners to prevent risk of fire which in turn results in loss, destruction, and increased condominium insurance premiums.

In the process of Cool Power performing their inspection last year, they identified homes with severly clogged dryer vents and informed our property manager that these homes were in extreme danger with excess lint at the roof vent creating a fire hazard.  See photos below.

Our property manager, Gigi, ggiordano@accreditedpm.com, has arranged for dryer vent cleaning to begin the week of October 19th.  You will be charged on your HOA monthly invoice for this service, which is $75 plus tax (81.56 total). You may also opt to have your dryer vents cleaned independently but you must notifiy Gigi prior to the service. Your selected vendor must be a qualified service person and will need to submit a certificate of insurance to Gigi prior to the service being performed.  Independent dryer cleanings must be performed by October 1, 2026, or Gigi will arrange to have our company do the service and your HOA monthly invoice will be charged.

Please also remember to clean your dryer lint trap after every drying to prevent excessive lint buildup in your dryer vent, which creates a fire hazard.

These are recent photos of homes in our community that were found to have excessive lint build-up at the roof vent:
