As the community begins to mature, increased repair costs, landscaping/snow removal costs, trash removal costs, and other contractual obligations are factors contributing to an increase in our HOA budget and fees.  Considering that fees did not increase last year, the board agrees that an increase is warranted this year to offset the above factors as well as due to the reality that prices of nearly everything--goods and 

services--have been on the rise since COVID.

The cost of insurance for Condo I and II has decreased, which has resulted in a smaller increase to the HOA fees than originally anticipated.


WHAT WILL I PAY IN 2026?


CONDO 1 (UNITS 1 - 77)

HOA MONTHLY FEE:  $470.36 + INSURANCE $91.51 = $561.87


CONDO II (UNITS 78-148)

HOA MONTHLY FEE:  $470.36 + INSURANCE $98.62 = $568.98

This year, the HOA board has opted to combine the budget presentation along with the election of officers.  


The budget presentation and the election of officers will take place on December 10, 2025 at 7:00 pm via ZOOM.  Specific information will be sent to you with the ZOOM link prior to that date.  Residents will have an opportunity to ask questions at the end of the meeting that are strictly related to the 2026 budget.  


PLEASE NOTEThe Annual Meeting, which is typically held at the end of January, will be scheduled for sometime in the spring when most snowbird homeowners have returned to the community.  A date for the Annual Meeting will be announced once it is determined by the HOA board.

ELECTION OF OFFICERS:


HOA Board - one (1)  officer will be elected this year.  This seat is currently held by Phil Panarelli who will run as an incumbent.  The person elected to this position will fill a three-year term from 2026 - 2028 and once elected, will be asked to fulfill the duties of treasurer of the HOA.  


The treasurer of the board is responsibile for the following:  developing and maintaining all financial aspects of operations including budget, money market accounts, and reserves.  A full, working knowledge of the EXCEL spreadsheet program is essential for this position.  The treasurer works closely with the accounting department of our managment company and must know and understand the accounting system used by Accredited Property Management.  Daily oversight and approval of all payments is a constant and routine duty of the treasurer.  In addition, the treasurer must maintain detailed financial records and provide specific financial information to the HOA's accountant for the completion and filing of all financial statements annually.  NOTE:  Every unit (1 - 148) casts one vote per unit for the election of HOA board members.


Condominium Boards - per our Offering Plans for Condo I and Condo II,  those who serve on the condominium boards have very limited duties within the HOA.  Their main responsibilities are to review the annual insurance proposals to ensure that the HOA is properly insured for loss and damage caused by ordinary and catastrophic events; the condominium board presidents also represent their respective members on property tax challenges by re-registering the units annually with the Town of Islip through our tax attorney who remains on contingency while attempting to have our property taxes lowered.


Condo I Board - The terms of Holly Bernhard and John Muscara are expiring; therefore, two (2) officers will be elected to the Condo I board for a term from 2026- 2028.  NOTE:  Only residents in units 1 - 77 elect a Condo I board officer.


Condo II Board - The terms of Jeffrey Konowitz and Ron Robey  are expiring; therefore, two (2) officers will be elected to the Condo II board for a term from 2026 - 2028.  NOTE:  Only residents in units 78-148 elect a Condo II board officer.
